What the rules actually require in multifamily housing
If you manage housing in Chicago, the bed bug ordinance is specific: service by a licensed pest management professional within 10 days of a report, inspection and if necessary treatment of the units on either side and directly above and below, continuing outward until nothing further is found, and written records kept for three years. For HUD-assisted properties, NSPIRE treats evidence alone as a deficiency with no live insect required, and a live bed bug found in two or more units escalates to a 24-hour correction window. We build the response around those timelines rather than around a route schedule.

Which neighboring units need to be inspected?
At minimum the units on either side and the units directly above and below, because bed bugs travel through shared walls and utility penetrations. In Chicago this isn't just good practice, it's the ordinance: the landlord has to inspect and if necessary treat those surrounding units, and keep going outward until no further activity is found.
How much preparation do residents have to do?
It depends on the treatment plan, and it's worth getting right, because incomplete prep is one of the most common reasons a treatment underperforms. Prep typically involves laundering clothing and linens, reducing clutter, and clearing access to walls and furniture. We'll give you the specific prep requirements in writing before the visit so you can pass them to residents with a deadline.
How long before they're gone?
For a conventional treatment plan, expect an initial service plus at least two follow-up visits at roughly two-week intervals. The interval is deliberate: it's timed to catch nymphs hatching from eggs that survived the first treatment. Most plans run three to four weeks end to end, with monitoring after that.
We haven't had complaints. How common is this really?
Complaints undercount it substantially. Research in multifamily housing has repeatedly found that a large share of infestations turn up in units where the resident hadn't reported anything, sometimes because activity is still at low levels and sometimes because people don't report it. That's the argument for periodic screening rather than waiting for the phone to ring.
What happens if activity comes back after treatment?
If activity is confirmed in an area we treated, we come back. That's what the 100% satisfaction guarantee covers. No treatment can prevent bed bugs from being reintroduced to a building later, which is why follow-up monitoring is part of the plan rather than an upsell.
